Our Story
Hive was born from a deep understanding of the urgent need for innovative, affordable housing solutions. Founded by a team of passionate architects, engineers, and industry veterans with extensive experience in business, diplomacy, and real estate, the company’s journey began with a simple yet profound question:
How can we leverage advanced technology and global resources to create sustainable, high-quality homes that people love?
With this vision, the founders embarked on a mission to redefine the modular housing industry, combining cutting-edge design with precision engineering and craftsmanship to create homes that are not just functional, but emotionally appealing and environmentally conscious.
The team’s diverse expertise and shared commitment to social impact became the cornerstone of Hive’s unique approach, leading to the development of a modular housing model that is both innovative and accessible.
At Hive, we are all builders.
But really, Hive’s story starts with a book, “The Future of Modular Architecture,” by American architect David Wallance. The founders were enamored by the possibilities it presented, and thanks to the author, they were introduced. When they met, it quickly became clear that one’s deep understanding of the Philippines’ unique strengths and comparative advantages, paired with the other’s solid background in logistics and real estate development, made for a powerful combination.
With similar academic roots, shared values, and a mutual commitment to service, they teamed up and crafted a business plan to tackle a major global issue: the shortage of affordable, quality housing. Two years of intense capital raising efforts, late night engineering and architectural meetings, countless quad-espressos and flights from Manila to New York, the founders have built an international company with a culture most would dream of, and are well on the way to changing how the world builds housing.

John Avrett
John brings a unique background in electrical engineering, renewable energy, and economic development to modular construction. With degrees in electrical engineering and five years as a U.S. Air Force officer, he later served as a U.S. diplomat in Brazil, Jordan, and the Philippines, focusing on trade and investment.
Inspired by his experiences working with global firms, John founded Hive Modular in 2023 to address the housing crisis, applying innovative practices from aerospace to homebuilding. Guided by principles from the book The Four Agreements, he values integrity, empathy, and consistent effort, with a commitment to sustainable economic development and impactful solutions.
Jordan Schoonmaker
With a background that bridges traditional craftsmanship and modern modular construction, Jordan leads Hive Modular’s construction management with a focus on precision, efficiency, and sustainable practices.
Starting his career on custom-built homes in New England, he developed a deep commitment to quality and durability. His transition to modular volumetric construction has allowed him to refine these skills further, creating high-quality, energy-efficient homes that set new industry standards.
Dedicated to sustainability, Jordan is motivated by the chance to build eco-friendly solutions. Outside work, he values family time and enjoys endurance sports, finding strength and resilience in both pursuits.
Jeremy Hughes
With over 20 years in architecture, Jeremy has shaped award-winning projects, from glass-clad pedestrian bridges to complex adaptive reuse endeavors. Based in Sydney until 2021, his work includes the Walsh Bay Arts Precinct, a half-billion-dollar redevelopment of heritage wharves into a vibrant arts center.
Jeremy joined Hive Modular in 2024, bringing his commitment to adaptive reuse and detail-driven design that respects heritage while embracing modernity. His approach centers on creating spaces that people connect with deeply. Passionate about people, place, and purpose, Jeremy values meaningful connections, impactful design, and living with intention.
Rajed Maglinte
Raj is the “steel frame guy” at Hive, responsible for ensuring each module’s stability and ease of construction. A licensed engineer in both the Philippines and the U.S., he brings over 15 years of experience in structural and steel construction support.
Raj is known for his dedication to designing solutions that are as practical as they are robust, making complex builds easier for everyone involved. Guided by a commitment to passion, integrity, and excellence, he finds fulfillment in creating buildable designs and exploring the unique skills he believes are his calling.
Mar Peña
Mar focuses on building scalable processes and a strong, intentional team structure at Hive. With over a decade of experience in business development, HR, and operational strategy, Mar has shaped frameworks for startups across the U.S., Europe, and Asia.
Her career includes leading cross-border projects and managing remote teams globally. Guided by the principle that “everything is figure-outable” and a belief that life and business are intertwined, Mar brings resilience and authenticity to every project.
She’s dedicated to turning vision into practical growth, building systems that align deeply with core values and create lasting impact. Mar finds joy in exploration, lifelong learning, and meaningful connections, all of which fuel her approach to purposeful living.
Jennie Brown
Ensuring financial health through strategic analysis, compliance, and efficient resource management, Jennie oversees Hive’s finances with a keen focus on integrity and accountability. Her background spans tax audit, treasury, and operations control, equipping her with expertise in financial data, risk management, and internal controls.
Jennie values achieving results through honesty and ethical decision-making, believing that trust and transparency are central to lasting success. After taking time to focus on her young family, she returned to the workforce with a dedication to balancing professional growth and family presence—values that drive her meaningful contributions at Hive.
Ali Alawiya
Ali oversees talent acquisition, employee engagement, and people operations, fostering a thriving work environment at Hive.
With expertise in HR strategy, recruitment, and compliance, Ali leverages Certified Human Resource Professional (CHRP) credentials and is pursuing a Master’s in Industrial and Organizational Psychology to align HR practices with organizational goals. Committed to balancing objective and human-centered approaches.

With 14 years in professional selling and a 17-year career across finance, business development, and HR, he brings a wealth of experience in both independent and leadership roles. Energized by challenges.
Anton sees difficult situations as opportunities for growth, believing that comfort is the enemy of progress. His philosophy centers on stepping outside the comfort zone to adapt and evolve continuously. Passionate about scuba diving, motorcycles, and the art of negotiation, Anton values precision, thrill, and strategy in all pursuits.
Kevin Singh
With over a decade in manufacturing and production, Kevin specializes in modular manufacturing, bringing expertise in process optimization, quality control, and material estimation. His certifications in Kaizen, Lean Six Sigma, and ongoing Project Management training reflect his commitment to efficiency and continuous improvement.
Passionate about transforming designs into reality, Kevin finds excitement in solving complex challenges and driving projects from concept to completion. His career goal is to evolve into a leadership role within the modular industry. A dedicated traveler, Kevin aims to explore a new country each year, fueled by his curiosity to experience the world’s diversity.
Jeffrey Tagud
Jeffrey’s role as Foreman at Hive centers on guiding projects with precision and purpose, from scheduling and coordination to on-site supervision. A veteran Civil Engineer, he has built a career constructing buildings, bridges, and roadways, along with detailed finishing work.
For Jeffrey, the true reward lies in bringing projects to life—seeing a structure grow from the ground up and witnessing the impact it has on people’s lives. His dedication to quality and safety aligns seamlessly with his commitment to creating accessible, useful structures that enrich communities and stand the test of time.
Belen Garcia
As a Registered Architect with seven years of experience in design and drafting, Belen brings both expertise and purpose to her role at Hive. She’s motivated by the value her work creates for clients and thrives in a positive, growth-oriented work culture.
Belen combines her passion for design with an interest in psychology, seeking to create spaces that resonate on a deeper level. She also finds inspiration in sports, appreciating the discipline and resilience it fosters.

JC Suzara
JC oversees all aspects of warehouse operations, facilities maintenance, and supplier management to ensure efficiency and seamless workflows at Hive. With over six years in logistics and operations, he specializes in sourcing, supplier negotiations, and regulatory compliance, securing cost-effective contracts that support the company’s goals.
JC is driven by a passion for streamlining processes, reducing costs, and fostering continuous improvement. He values building strong partnerships, both with suppliers and his team, to create a collaborative, high-performing environment. For JC, every challenge is an opportunity to learn, grow, and make a meaningful impact on organizational success.
Jomar Robles
Jomar approaches his role as Hive’s warehouse technician and forklift driver with a no-nonsense attitude and a focus on keeping operations smooth and efficient. With experience across logistics roles at Air Airfreight 21 and Deny Arabia Co. Ltd., he’s skilled in forklift operations, warehouse management, welding, and carpentry.
Known for handling heavy equipment and taking on tough tasks, Jomar keeps the team moving with precision and reliability. He’s committed to practical, hands-on work and is always looking for ways to improve processes that support Hive’s day-to-day flow.
